Why do I need a home inspection?

Most home inspections take approximately 1.5- 3.5 hours (depends on size and condition).
Can I do my own home inspection?
Without the proper training, even the most experienced homeowner lacks the knowledge to properly inspect a home. A certified home inspector is familiar with all the elements of home construction, proper installation, maintenance, and safety, along with how everything is intended to function together and how things go wrong.
It can be difficult for home buyers, owners, and sellers to remain unemotional and completely objective about the house which can affect their judgment. It is best to get the professional, unbiased opinion by a professionally certified home inspector as a third-party that can remain objective about the condition of a home.
Do I need to be present for the inspection?
It is not required, however, recommended. You will be able to ask the inspector questions and be able to obtain better knowledge about the property.
What if the inspection report reveals problems?
Most, if not all homes, have some problems. Knowing what issues the structure has is key for an informed decision. This is pertinent information for those on a tight budget or who don’t want to be involved in repair work. In some cases, a seller may agree to make repairs to the house before selling.
Even if the house proves to be in good condition, it doesn’t mean that an inspection wasn’t needed. Inspection allows buyers to purchase a home with confidence, owners to be sure their home is in good condition, and sellers to make sure they are putting a good house on the market.
